These are the eight steps you should take to win a listing.

If you’re a listing agent hoping to win the business of homeowners in your area, there are eight steps you can take to ensure they come to you for their home selling needs:

1. What do you stand for? Identify what you stand for and how that differs from all the other agents your client could choose. Our team guarantees to sell clients’ homes or Mike will buy it—that tends to get sellers’ attention. You could also guarantee to sell their home in a certain number of days or you’ll give them a discounted commission. These guarantees are called USPs, or unique sales propositions, and you want to incorporate them into your business.

2. What are the seller’s needs? Identify their true motivations.

3. What are you sending the seller? Send the seller a pre-listing packet filled with information before you even show up, thereby letting them know that you are their best choice.

4. How do you tour the home with the seller? We use some special techniques to make sure we don’t miss any red flags during the tour.

5. The face-to-face seller counseling interview. This is where we interview the seller again to make sure that we really understand their heart’s desires. We’ll even ask them if there are any reasons they shouldn’t sell; our job is about helping the client make the best decision, even if that means renting or keeping the home.

6. VIP benefits presentation. During this step, we’ll show them all of the specific things we do to make us stand out from our competition.

7. Educate them on the market. We give our sellers three prices (high, medium, low) at which they could expect to be able to sell their homes. We’ll also share what to expect from the market at each price level so they can make an empowered decision.

8. Your performance guarantees. Many people don’t provide performance guarantees to their sellers. We provide a cancellation guarantee, which is basically a one-day listing—if the seller is unhappy, no matter how much money we spent on marketing their home, they can fire us at any time. This helps the seller feel very assured that we’ll do what we say we will. We also have customer service guarantees where we’ll give the seller $100 for each time we don’t return a phone call within 24 business hours. Additionally, we have a price guarantee that states if we don’t get them a certain price for their home, we’ll give them a certain amount of money off for each segment of the price we missed the mark on.
